Renters' Rights Act 2025
From 1 May 2026, the Renters’ Rights Act 2025 will give tenants new rights and introduce new rules for landlords. The following information sheet explains how the new rules may affect your current tenancy.

Why is there a new Renters’ Rights Act 2025?
The new Act has been introduced to protect private tenants. Especially those on Assured Shorthold Tenancies. This type of tenancy has been abolished and more rights granted to tenants on these types of tenancy. All new private sector tenancies will be assured periodic tenancies regardless of when they started.
What type of tenancy do I have?
You already have an assured periodic tenancy. That means the tenancy does not end automatically on a set date. Your tenancy rolls on from one month to another until either you end your tenancy or the Society end it because you have breached your tenancy.
Will I be able to remain?
Of course. The rules around repossessing your home have been strengthened for you and the Society can only ask you to leave under certain grounds. See page 3 in the leaflet.
Am I on a fixed term tenancy?
No, you have always been on an assured periodic tenancy.
Does the Act apply to all tenancies?
No. Garages, for example, are let on a license only.
Will you be giving me a new tenancy agreement?
No, the Society have decided not to give you a new tenancy agreement as the new Act overrides our current tenancy agreement with you. The Renters’ Rights Act is designed to protect private tenants. If we decide to give you a new tenancy in future, the Society will consult you beforehand.
What notice must you give me if you want to change my rent?
From 1 May 2026, the Society must give you at least two months’ notice of any rent or service charge increase. The Society used to give you one month’s notice. As our rents change from 1 October each year, the Society will write to you by 31 July with any new rent increase.
How often can you increase my rent?
The Society can only increase rents once in any 52-week period.
How often can you change my service charge?
The Society can increase service charges more often. We will, however, continue to change service charges when rents change, on 1 October each year.
Can I keep a pet?
Under the Renters Rights Act 2025 you have the right to request to keep a pet. The Society cannot unreasonably refuse but that may depend on the type of pet and suitability in a flat.
